ARRANGEMENTS WITH SOLICITORS

As we are a substantial provider of Legal business to Solicitors, we have been able to negotiate some excellent prices for the Legal work on Sale or Purchase for our Clients, with all Solicitors on our Panel being regulated by the Law Society.


We offer two options where

REIMBURSEMENT OF YOUR COSTS IF YOUR PURCHASE FALLS THROUGH


If your Purchase falls through for a reason beyond your control, you are reimbursed for the costs incurred up to the following limits (subject to certain terms)


up to £500 in mortgage arrangement fees,

up to £750 in valuation fees and

up to £600 in lawyers disbursement costs.

WHEN YOU COMPARE AN ESTIMATE


Any estimate from a firm of Solicitors will always include a fee for their work, plus disbursements (amounts they pay out on your behalf), plus VAT at the appropriate rate. These disbursements are very small on a Sale, but are much higher on a Purchase as there are various fees to pay for items such as Searches and Stamp Duty. (More details provided here)


When you compare to a firm local to yourself, check that there are no additional fees that are shown as a NIL cost on our estimate as there is often added items below a headline price given.

DON'T DELAY - ORGANISE YOUR SOLICITOR NOW


Whilst you may choose to put off arranging your Solicitor now and do it at a later date, there are some time consuming processes for Solicitors to satisfy the Law Society requirements regarding Identification of New Clients and Money Laundering Check Procedures. Your Solicitor will also require you to complete various forms giving details about your property, and we recommend that you choose your Solicitor at an early stage rather than delay them contacting your Buyer’s Solicitor at a later date when time is vital and you will not want any delays.
